Challenge: Integrate a 2.5 mile Gold Line light rail alignment installed without an adequate planning process into the existing neighborhood.
Solution: This transformative urban design plan stimulates and guides development along and around the MTA Gold Line alignment with an innovative urban design proposal that integrates all forms of transportation into the neighborhood while maintaining its character. The plan accomplishes the following:
- Creates new development standards and zoning codes for the 1,542-acre Transit Oriented District through the application of a sustainable approach to development
- Holistically addresses street network, streets and circulation, walkability and pedestrian safety, open space and recreation, civic uses, building intensity and compatibility, commercial and retail locations and intensities, utility infrastructure and proposed development
- Extensive community outreach in an underserved area produced positive results from citizens and the client
- Proposed sustainable solutions to overtaxed transit infrastructure
- The plan is currently in the Environmental Impact Report (EIR) process
