Project: Hollywood Park
Location: Inglewood, California

Size: 238 acres

Challenge: Redevelop an existing horse-racing facility for use as a new compact, walkable mixed-use neighborhood.

Solution: Creation of a land use framework for the implementation of an integrated mix of public parks, retail, mix of housing types, entertainment, hotel and civic uses. The specific plan sets limits on the overall quantity and density of development and allowable land uses, and accomplishes the following:

  • Provides standards for street typologies, parking, building types and landscaping.
  • Incorporates sustainable stormwater management practices are into four public parks and all streetscapes within the community.
  • The existing lake is re-purposed as a stormwater collection and infiltration area.
  • Streets and parkways function as arroyos, directing runoff to the lake.
